Hello APC I have also purchased a flat in P2-A909 so kindly add me in the list. I want to list here one of my concern for Ashiana. Few days back one of my after my recommendation visited Palm court. He saw construction quality was not up to mark. He showed the same to the engineer at site also by removing big cemented chunks from a boundary of a door with his hands. Engineer on site gave an excuse that this is corner so this will be the case. Then after further argument by my Friend he said sir the level of quality is like this only in flats.
Now we are listing down our issues and we recommend your suggestions for further resolving them.
Please note that it is a joint effort by all of us and if you don't want to come ahead and only wants to enjoy privileges, it will harm all of us , as well you too.
So please come forward and we will make a team of three volunteers for each issue. These volunteers will further investigate the present status of issue and actions to resolve them.
We all will put our efforts then to resolve them by end of year as a TEAM.
SO FRIENDS,TIME IS LESS. WAKE UP AND ACT FAST FOR OUR BENEFITS.
Issues which should be taken on priority are 1)Date of completion of Tower as every single day delay costs us.Tower p1 and p2 were committed in December 2009 2)Ground level of Palm court from the road. 3)Provision of electricity, water while handing over of flats then 1. BRICK KLIN NEAR PALM COURT 2. CONSTRUCTION QUALITY regards Sumit
I have purhcased a Flat in P1 Third Floor, Flat No 304.
Main Concern Areas are - 1. Delay in completion of P1 & P2 by 3-4 months where as the commitment was of Dec 09. 2. As per the details shared at the time of booking Groud floor was not available while at actual site ground foor had been built. 3. At the time of booking the building was of 10 floor now it is going to be 14 floor with no intimation to the buyers. 4. The quality of the project is very bad and not as per the standards of Ashiana and other projects done by the builder. 5. Electricity, Drinking water, connectivity etc.
Guess I am the only one in P-5 as of now amongst the members. Nevertheless, my main concerns are:
1. Schools (There is only DPS, which I am not sure whether is the main DPS or something else. If there are no schools, least which I can expect is good rods so that school buses from Indrapuram can ply till our vicinity.)
2. Security-- specially for women and old age people.
3. Roads-- there should be good connectivity to NH-24, as that is the only recourse to reach Delhi-- Connought Place and other areas of central Delhi. Can't even think of taking the straight road to ISBT(Kashemere Gate) as the conditions in Transport Nagar will kill you.
4. Metro-- I was told, the nearest metro station would be just 2 kms from DPS, Ghaziabad. I do not know how far that is true.
5. Quality of Construction: I am not aware of this, but from what I can read in this blog, this is a big issue if Ashiana is compromising on the quality of construction. Frankly, a layman like me (non-technical person) will never get to know, whether it is good or bad. Thus someone experienced in this area should take up this issue with support from all of us, with the AShiana group. There quality in other Projects in Indirapuram is very good.
6. Common Issues: Water and Electricity.
But, overall, I am quite happy to have booked the flat with Ashiana, inspite of the issues addressed herein.
No Doubt, Ashiana is a good builder and we can collectively approach them for a better understanding and resolution of issues. I think 15 August is a good date for site visit.
hello hats off for the efforts put in to start this.i do agree that quality is bad.even space between two towers(adjacent balconies) is less.delay in construction is a major issue.would surely like to contribute in whatever little way i can to improve the quality
Please start posting your telephone numbers now onwards. We will be joining on 15 august 2009 and conducting a meeting with ashiana with get together on the site.
Thanks for all of your efforts. Don't get panic, we can control the situation.
Now i am listing Final Issues List which has to be discussed on 15 August 2009.
The members who are coming on 15 August 2009, please send me their names, contact address and telephone numbers on our mail id apcwf@hotmail.com.
Secondly We need volunteers among you who will take up the matters and follow them. This doesn't means that you have to visit for them somewhere or to face any kind of troubles.Just you have to trace the root cause for that issue and possible remedy. Then all of us , as a team will follow that rigrously after 15 August.
List of Issues:
1.Quality of Construction 2.Basic Amenties a:sewer b.Water c.Electricity 3. Schools 4. Security 5. Transport System 6. Possession date 7. Any other issues e.g. GDA Status for Ashiana
We all as a team can make our future bright at Ashiana Palm Court.
AND PLEASE NOTE THAT WE WILL TAKE HELP OF ASHIANA MANAGEMENT TO SOLVE ALL ISSUES AND WE WILL ALSO HELP ASHIANA MANAGEMENT TO DO IT FOR US. THIS SHOULD BE ON FRIENDLY TERMS.
We will speak with Ashiana in advance for it. Some of us are working in MNC and do not follow normal Indian holidays so it is best to go for 15 august.
However if you still says some other day, we respects your opnion. Please come to a single opinion here on blog.
I had visited Ashiana palm court in End March 09 and discuss regarding the possession date. during the booking they had comiited Jun09. Few month back they were telling Sep 09 and now they are telling Dec 09 for Tower P1 & P2 and March 09 for Tower P3. My mobile no is 09313229091. We should form a group and discuss various issue like quality, approach road, basic amenities, temple etc. As per my experience, Ashiana is a good builder and their quality is better.
Hi I am a future resident of Ashiana Palm Court P-4,A-924. I am concerned about the quality. So far I had always considered Ashiana as a reputed builder. We should take up this issue. as rightly pointed out by others the infrastructure facilities required for living in this surrounding have to be listed & discussed.
I discussed completion issue with Ashiana corporate office person(NAME NOT TO BE QUOTED)confirms that project completion will be delayed by atleast 4-5 months. Nearby DPS is not DPS delhi it is DPS Ghaziabad an independent body Nearby schools are rayan 4 Kms,DPS indirapuram 6 kms One main concern is connectivity with GT road, right now the road under construction is approx 1 km away from Palm court,as per Ashiana proper connecting road will be available by Feb10 but there is no tender or information by Ghaziabad development authority I reside in Ghaziabad anybody wants any information can write on blog or call 9871393960 Ajay
Thanks for overwhelming responses from you. And Ashiana guys are also very helping.
So Now We are meeting on 15 august. Guys who can not make this, please send us mail on apcwf@hotmail.com
I have got few suggestions and one among them is that all of us should take up at least one issue to be followed up.
So Please choose any one of the issue of your choice and make a group of 4-5 people following same issue. You can sort it out with the help of ashiana, phone calls ,net etc.
So Please write on blog and Secondly don't send me personal mails. I am among you and with the help of ashiana guys we can try to sort our future problems.
So Thanks again to all of you and Thanks to Ashiana Guys.
I am Dheeraj Rajpal. My Tele no. is 9930063668. I may not be able to join for the meeting on 15th Aug as i am currently posted in Mumbai. But i am with you guys on the issues listed by Nitin. Pls let me know if i can contribute in whatever manner i can. I agree that Ashiana'spast track record has been good, however if we suspect quality of construction, i suggest that we can get along a civil engineer and get it checked.
Hi I am Rishu Anand and would be a future resident of #816 P3 at Asiana Palm Court. I must thank you for starting this blog. Issues taken up above are certainly need to be addressed and 15th Aug is the ideal date as it is preceded by Janmashtami & followed by Sunday. Although I am putting up in Chandigarh but being in Cement Trade I think I can discuss construction quality issues.
Hi Group, I have a flat in P2 , A- 311. Thanks for all to take this up. As per the discussion above the group would try to contact Ashiana management. Just wanted to know if they are been contacted and what is the response we see from them. I am converend, though the builder is reputed but the no of floors are changed without any intimation and now the concern about the quality of flat. I would try to get the information about infrastructure near project and update the group.
By the Blog writings it seems that the construction quality is relly being compromised. Moreover even i had a talk with one of the represnetatives of ashina in Palm court where he has confirmed that the completeion is delayed. He also gave me a hint that it might take even June2010 to get completed by saying that 'Sir..aapko shift karne do teen mahine lag jaayenge so june tak ka time buffer le ke chaliye/'
