    He also gave me a hint that it might take even June2010 to get completed by saying that 'Sir..aapko shift karne do teen mahine lag jaayenge so june tak ka time buffer le ke chaliye/'

    I have spoken to one of guy in Ashiana and they say that all things are going good in regards with sewer,water and electricity.
    P1 and P2 are going to be ready by march 2010 and p4,p5 by June2010

    I had visitied Ashiana on 26th June 09 They have started building the roof of 12th floor of Tower P1 & P2. Tiles of Common Bathroom of each flat have been completed upto 3rd floor.

    Main highlights are
    (i) Provision has been made to provide all copies of important documents to buyers by promoters.
    (ii) If delay in completion of project, builder will be penalized for the same and vice-versa to buyers if delay in payment
    (iii) Formation of Association of Apartment Owners are compulsory for usage of common area and maintenance

    I am not sure how many are aware of this fact, but today i checked the Price list of Ashiana palm court at their site and there they have extended the possession date. Now for P1, P2, P3 its June 2010 and for P4, P5 its September 2010. This is really ridiculous. How they can extend the dates. This will impact our pockects. We are paying huge rents in near by areas - Noida, Delhi and by extending the possesion this will hurt our centiments too.

    How is the construction going on, is there a way to get possession in June2010?
    Also if it happens in June there will be delay of 6 months so will they give a penalty
    Also I found they have increased the amount and for AMC etc. it's saying to be decided at possession whereas when I booked this in 2007 they have already charged me fixed price so not sure what this means to be decided at the time of possession.

    I booked flat seeing Ashiana name and goodwill in Indirapuram should I still continue with that feeling OR I should feel that Ashiana is also another name in cheating his clients?

I recently visited Ashiana, the manager told me that the possession will start in June 2010 however I agree to few above messages that before Oct 2010 OR Jan2011 the builder will not be able to give possession. Also I came to know that there is no Penalty clause signed by Builder and the person whom I met in office said that in this crisis situations when lot of companies in world are dying, Still 6 months of delay will not be considered as Delay. With this thought in Mind I do not believe Ashiana will meet June2010 possession date, please check your property papers and let me know if there will be any penalty beared by Builder due to Delay in construction?

  43. They had March10 as possession date/month and increased it by 3 months. They don't have any penalty clause in allotement letter. ( We asked to Ashiana about this but they said they have good will in market and no need of this. DOn't worry). Now we have to worry about this.

    Still they are planning to give possession by end of this year. Can you accept this? Delay by 9 months!!!!!

    They have reduced thier labour and now progress of project is very slow. They are doing nothing on connecting road to Palm Court (how you will reach there?)

    I know, they are delaying possession but I don't think that no one
    amongst us will ready to live their , if they would immediately
    provide us possesion because surroundings are not developed as well.
    Better is to talk with them straight forward and make out some commitment from them.Spreading negative about them on Net will hurt us only in
    long Run.

  52. Don't wory man. Some people are just here to make people feel bad about thier decission. In Noida, all buliders will give possession in next 2 years (minimum)only and curently they are selling flats in air (virtual flats)

    Also, check NCRB records, crime rate is high in NOida than GZB.

  57. There is no place having neme Noida Ext. exist in the record of Authority. All are making fool there. Who knows what will happen after 3 years of now.   66. all builders in raj ngr extn. are delaying completion.all brokers made falls commitment to sell off flats.(like mcc developers mentioned of green area in front of their project, where construction work of builder has been started). asiana,quantum has also changed their plan w.r.t. their brochure. it will take at least one year to start commercial activity in the area

    In starting of 2009 i was confused btween ashiana & kdp & my decision was wrong at that time. It may be possible that ashiana has delayed the possession but they are very near to possession. i have visited ashiana site 3 times & i feel that the construction & progress of construction of ashiana is far better than any other projects in raj nagar extn.
    Now my brother wants to buy a flat & i have suggested him ashiana without any other option.....

    I am trying to write some of main issue here. Please add to this and we can discuss together.
    1. Connecting road still not there from Palm court to Main 6 lane road.

    2. No electricity connection is there from electricity board to palm court.

    3. No water connection is there from Nagar Nigam to palm court.

    4. Project work is still pending at ground level (E.g. internal roads, park, club, parking slots, Tower outer painting etc.)

    5. Lifts still not installed and stairs are also pending

    6. Main gate of palm court is still not ready

    7. Club construction still not started

    8. Tiles inside flats are not leveled properly (I believe this issue is with most of the flats.

    9. Above and all, commercial activities not started yet in Rajnagar extension. We can't live there untill this start (E.g. how to get milk, gas, daily need goods etc in that area)

    10. If no commercial activities, then No public transport, No school buses will be coming to this area.

    I don't thing it will be easy to live there w/o above some points are full filled.

    before getting possession we should cure all the defects and lacuna. This is the crusial time, as once the builder received all the money, there is little chance of the builder to listen our heeds.

  77. beside the above we all have to collect some important documets, like original sale deed of the land, GDA approval letters, sketches of electric, water, gas and fire safety lines. etc. The no due certificate from various authorities, like PWD, Electric, GDA etc. These documents are vital for our palm court residential socity.

  80. At any given time land will be alloted to society only. If builder has mortgaged the land to a bank, then before taking possession, you need to confirm from them and builder need to pay to bank and get it released.

I also got letter of Possession saying that electricity connection will be ready by August end.They have also given service tax as due amount.According to me Ashiana should pay service tax on balance amount since They have delayed the project. I was told for Possession by Dec 2009.
    They also have added sinking fund. Any idea what is sinking fund.

    Today on my 30th B'Day I finally booked my flat @ Palm Court. One of the greatest gift I could have got on any of my B'Days.
    I have been allotted P1 1201. There were 3 reasons to it:
    1. P1 would get the 1st possession in camparision to any other tower.
    2. Though its on the higher floor, but I still feel that if you are in multi stories, you should enjoy the skycraper view from your balcony
    3.They have told the possession for Nov 10, however based on the current situation I feel that atleast it should take Feb-Mar 11, before people can ideally move there.
    There is a massive lack of basic amenities in the vicinity. Though Raj Nagar Dist Center is just 3 kms or 10 mins, for all your daily needs. But one cant travel everytime to RDC.

    I heard that Landcraft is developing some commercial retail complex. Hope that it starts operations by Dec 10, so people can move on time.

    By the year end, apart from Ashiana, KDP is expected to give possession.
    SVP is just behind with Classic Residency which may give possession by Mid 11.
    Rest all by End 11.

    The construction work for the 45 mts road leading to Ashiana has still not started because of the monsoon. We need to get together to get a clarity on the issue, and if possible we can use each others contact to help get it started from GDA.

    I would suggest please don't say that P1 flat owners will get possession first. We all should be united.

    Also I too have possesion letter with same dates as you (I am in P3) so possession will start for P1,P2,P3 at same time. Also not all people will opt for possession at same time (that's my believe).

  88. I have a flat in P3 and I visited the site on Saturday. It was tough to go there on the day when the roads were blocked to help Kanwariyas. Anyway, I was happy to see the progress and the quality of the construction. I have deep interest in realty and generally visit a project or two every now and then. Trust me - Ashiana is giving a good project. The site layout, the flats layout on each floor looks very good. The work was going on in a steady pace so it is very certain that around Feb/March 2011, the habitants should come in - all the issues e.g. road, electricity, shops will damn sure be sorted by then. Trust me - a general store will pop up from nowhere just in time. I also liked the proximity of Ashiana to the Raj Nagar District Center. I have not visited Ghaziabad for over 10 years and I was pleasantly surprised. The other good thing was the quality of the 6 lane road - the naysayers should realize that the road is intact and has an expressway like feel even after heavy showers in recent past. GD Goenka and DPS should provide good schooling options as well. Its only a matter of time that the CNG autos start plying onto the six lane road. I had made this booking for investment and visited the site to decide whether its time to sell - frankly after looking at the area and quality of the project - I am holding on :-)

    But what you have said is good for investment for long term only. For living it will take time as long as you see good return from your investment. You will get good return only after people starts living there and good connectivity to project. Link road to project is still not in this world and it is not in control of Ashiana as well. All is with GDA now and you know how GDA works!!!!!!

    I don't have any doubt on Ashiana. They are good among others.

  102. I am in agreement with Ashish. We should not spread negativity about our own project. Friends citys can't be build in a ..day..look at Indirapuram what it was about 6 years back..it took at least 10 years for indirapuram to develop and its still developing..Development is a continuous process..we are still 2-3 KM from developed colony like Raj Nagar and Sanjay Nagar.
    But on the other hand we should keep on pressing Ashiyana for the development work which they have promised and we have paid for the same.

    And I am also not from Ashiyana, But an end user P4.

    Would you live in club or apartment?

    Your eagerness to see the club shows that you have bought the space in the club rather than buying an apartment.

    Currently Ashiana may be prioritizing to give the possession asap. And if you visit the site, the construction of the club has already started, and I am sure it wont take more than 3 months to complete.

    Take an example of any society in Indirapuram. The club construction started after the possession was offered.
    Here Ashiana is quite decent enough to start the construction last month, and I am sure by November it would be done.

    I understand you have a whole and sole rights to ask for what they have promised, and trust me I would be the 1st to represent the residents for their rights. All I wanted to say here, that if you consider any successful project across Delhi-NCR, you would find the club construction to be always behind the construction of flats.
    At this point of time, we should be united to get the possession at the 1st place, as we all must be paying EMI's along with rent, and also not able to get the Tax advantage, as the property is still not occupied.
    Once we all are their physically, we can surely push for things to be completed fast.
    Just an FYI that the construction of club has already started, and looking at the pace, I guess it would be completed by the completion of P4 and P5 towers.

    Lots of discussion on this blog keeps me updated.I never visited our project after booking in 2007.But I am sure I will visit next months to do possession formality. I agree with Ashish that getting the possession is important fo Tax advantage.
    I am really happy to see how communication was settled when someone felt hurt.
    Really good to find such a matured future neghbour.Keep this spirit alive even after we settled over there.We will not have hot argument even if any one of our kid would break some one's window glass panel while playing cricket.

    Just one question from my side, Have any one of us asked Ashiana for physical measurement of the flat area.Whether final constructed area is 1275 Sq feet or more or less.

    As far as out side infrastructure is concern I beleive that we can ask GDA by when they are plaanig road front of our project.

    Today I had word with one Ashiana Upvan resident and he confirmed that they didn't pay any electricity connection charges.

    They just paid EEC(External Electricification Charges)whiich included (equipment & installation charges for Transformer, Panels, VCB’s, Cables, Pumps, Street Lighting &
    Common Area Lighting)

    Plus they paid Rs 15k/KW for power backup from DG and this was optional.

    We should inform this back to Ashiana Palm Court as they said in last meeting on 14th Aug that they charged same amount of Rs 30K from Upvan as well as electricity connection charges.

    I believe Ashiana is just taking advantage of his good name.

    There is no end date mentioned in possession letter and same was confirmed by Ashiana in meeting at site on 14-08-2010.

    Take your time to arrange for balance amount, however keep checking project status for living conditions like electricity connection, water supply, lifts, access to apartments etc.

    As per Ashiana. Oct/Nov10 will be a good time to move there.

  130. Guys , Supreme Court has released an order yesterday that from now on builder Can't charge for Parking as it comes under common area.This decision has come into operation from yesterday onwards.Hope to see Ashiana people implementing this as they have implemented service tax rule.

  132. Some one discuss this with a lawyer & Clarification by lawyer is that Builders can still charge for parking
    under the special regulation given to them by which they can charge for a
    common area from one individual if some special rights are assigned to
    him/her (parking, gardening etc.)

    Apparently the ruling says - developers cannot sell stilt parking as
    separate flat areas. But it doesn't say that developers cannot charge
    allocation fee from the flat buyers for special use of a section of this
    common area.

    Also Supreme Court has given the ruling in against a case registered in
    Mumbai, taking into consideration the free space guidelines given by Mumbai
    housing authorities. The court ruling has not clearly mentioned the
    following -
    1. If this ruling applies to entire India and will be treated a precedence
    for every such case from now on across the country.
    2. What happens to the allotment done prior to the ruling (our case).

    *Personal View:* From what I understand, this again (like SERVICE TAX issue)
    is a matter of individual interpretation, debate and seeking further
    clarification from the court. Builders will surely not make this a cakewalk
    for buyers - if they cant charge you for the garage, then be sure they will
    charge you extra for the flat.

    I have visited the site today and in my assessment the pace of work has slowed down a bit. The construction of club is in progress. Ashiyan has installed a gate at the entrance. The 45 mt road is nowhere and no time commitment for the same. The 6 lane link road is also not completed yet.
    One family has shifted in P1 10th floor. The society looks good from inside that’s the only good news.

    I am in discussions with Ashiana authorities for buying a flat at Palm Court.

    I was impressed with the exhanges made by future residents of Ashiana and the positives are strengthening my decision of going ahead with Ashiana. However, I still need advise regarding the following:-

    1. Considering the start of EMIs/ monthly rents payable, I will have to shift as soon as possible after taking the possession. Optimistically, I plan to shift there by end Dec 10 at the latest. Though, with the news of one family already shifted, I get slight comfort. However, I still would like to have an opinion of guys who have tracked the progress till date!!

    2. I read the issue of extra charge of electricity meter. Are you all paying extra to Ashiana for this?? Ashiana has informed me that this (Rs. 30,000/-) will be extra after possession.

    3. Service Tax:- As my deal will take place after Jul 10, I think I have to bear this additonal service tax amount. Comments/ clarifications from any of you are welcome!

    4. I need a clarity regarding availability of electricity connection from Grid, availability of water from muncipality, connection of society's sewerage system to municipal sewarage line!! Are these completed?

    5. Any particular issues, which you feel I shall take care off during my final discussions and negotiations with Ashiana.

    I have recently booked a flat in Ashiana and can answer your queries:

    1. One family is already staying in P1, 10th Floor. I have seen their car parked inside the complex. However, I think it is unsafe to stay there till the time construction activities are on. I am planning to shift there in April 2010 even though possesion is promised in Novemeber 2010.

    2. I have also been asked to pay Rs. 30k for electricity meter connection charge & service tax on possesion.

    4. I think electricity, water have to be provided by Ashiana on possesion otherwise whats the point of having the possesion. As far as sexerage system is concerned, work is in progress by GDA. Ashiana says they have water treatment plant done which is sufficiant for 20 years even without GDA's sewerage system.

    Finally, I think you are making a good decision of buying a property in Ashiana.

    I guess the connectivity for the cabs and school buses, would be extensively easier, once the bypass is completed, as then the public transport would start plying.
    All the Delhi bound vehicles would use the bypass, and I am sure, your kid's school bus must be also plying in GHaziabad.

    My kid is studying in DPS, Ghaziabad which is right on NH58 itself, a 2.5kms distance from site. Currently I live in Rajnagar Ghaziabad.

    I contacted Admin office of this school and they say that till they do not have sufficient numbers of kids, thier own bus service can't be started. However they also said that bus service can be started once that six-lane link road is complete at NH58 end which is yet not completed and in progress.

    This is correct that we need to arrange some cab pooling till the time public transport is available on six-lane road.

    Is the price ok?
    I like the project and the brand.I guess it will be livable by Mar11.

  155. This is not cheating. They want to inform that AMC maintenance charge (which we have paid or will pay during possession for 2 year advance) will start deducting on monthly basis w.e.f. 01/01/2011.

    It means that either you shift or not, they will start maintenance charge with this date and now we have 2&1/2 month left. With this letter they wants to say that flat and project is ready to live.

    High speed Rapid Transit (100 kmph ) will now connect Anand Vihar to Meerut. This will go through the Raj Nagar extn (NH-58 bypass) area and will be underground.

    So Raj Nagar Extension to Anand Vihar will be a 10 mins ride on the high speed railway now

    I booked a flat in Tower p1(1305). They told me that I will get possession in Feb or Mar 2011.
    I was at the site recently and according to Ashiana people all 5 towers will go live by Feb-Mar2011.

    Hats off to you.....You walked all the way upto 11th floor to see your flat..WoW...

    I recommend IDBI, being a govt bank, they reduce and increase interest rates strictly as per govt rules, unlike pvt bank who only increase and nvr reduces.

    RRTS has been planned, but you know GDA well. It would take atleast 5-10 years to be up and running. B4 RRTS I am sure Metro would link up RNE

Earlier I was also plannnin to take loan from IDBI then I come to know that this z a private bank. the government has a 60% stack in it . but all the functioning of this is not governd by gov't. comments plz.........

    Want to share my exp with loan thing:

    took the loan from AXIS Bank, A very good deal.
    1st Year - 8.25%
    2nd Year - 9%
    3rd Year - Base Rate + 1% Margin
    Processing Fee - Rs2500 + Tax

    Margin is the most important factor in choosing the loan.

    Loan sanctioned in 5days flat.

    ....

    Also 4 family is residing now... I visited the site on 30th Oct2010.

    Work is going quite slow.... little progress.

    We have to plan a meet post Diwali with Ashiyana Authorities.

    ....


    Moreover, work is vry slow on the 45meter road also... Ashiyana people do not have any answer.... They politely blame GDA.

    finalisation work started on site...
    - putting up plants around p3
    - emptying garden area from debris
    - GDA started work on 34 meter road, saw a road roller working on the same
    - Ashiana people (pushpendra singh) says they will finish the work by march
    further, he confirmed that 10 more families may move in soon (currently five living)

    Looking for your updates and looking forward to an ALL resident meeting with Ashiana people.

    Height of Ashiana towers and floors (11-14) are approved by authorities. Airport issue was considered (hoeever initially theu gave approval till 10th but lateron it was approved for Grounf + 14 floor)

    The show was more focused on SVP and High End infra's projects. For 15 mins there was SVP's CEO interview, who was just talking about his project. Though he stated that he see extensive growth in the area in next 1 years.
    Also a short clip of interview with GDA Chief Engineer, who said, RNE is their priority.

    There were few clips of APC, but the narrator still said that the possession of these would be next year.

    The LPG Gas line, has been already installed in each flat. The central processing plant is built up in the basement. Now Ashiana needs to award the contract to agency for the up-keeping.
    For internet and cable, Ashiana has tied up with Airtel, for the Central IPTV(Telephone, Internet & DTH). Airtel has installed one central dish on each tower.
    For water, there is a central RO plant in basement, as well as individual RO in each flat's kitchen.

    Please note that there is individual RO unit in each kitchen (Whirlpool make, 6.5 ltr storage water tank in it) will be given in each flat but no RO plant.

    Believe me it is very good option as maintenance of central RO plant is very very expensive. They have intalled RO Unit in my kitchen.

    You will get RO unit at the time you get possession and keys. With this, GCMPL manager will give you customer number of whirlpool, call this number, fix a time and whirlpool RO engineer will visit your flat and install.

    Optional: Wood Work in main bedroom.

  190. Hi Amit,

    As per my market research, here can be the 2 possible options for anyone:
    1: Hiriing a contractor, to get the project done. Contrators usually charge INR 600/Sq Ft for a basic level material used, and INR 800-900/Sq Ft for good quality material used.

    2: Hiring a carpenter for the entire work. Here is cost is split into 2 parts, 1: Carpenter labour cost and 2: Material Cost.
    You should easily get a carpenter with the labour cost ranging from INR 150-200/Sq Ft.
    A good mid-level material would cost you something in between 150-200/Sq Ft.

    Now @ APC, most of the almirah spaces are ranging from 8 Ft height and 5 Ft breadth. Most people calculate the hieght up till roof i.e. 10 Ft. So the total area of each almirah would be 50 Sq Ft.
    The kitchen work would be 30-40 Sq Ft total.

    Now if the total area of woodwork would be 200 Sq Ft.

    Going with contractor @ 600/Sq Ft would be: INR 1,20,000
    Going with Carpenter @ 300/Sq Ft would be : INR 60,000.
