Hi every one I too have booked flat in Palm court I reside in Ghaziabad,anybody with any query on developments etc can ask Curently T-4 7th floor linter started link road is ready till 200 mtr of plam court
I have booked a flat in P1. I went to the site in Mar'09. While the construction at Ashiana is going on in full swing, but some of the other developers around ashiana have stopped the construction mid way. Six lane road is developing at a snail's pace. There is a Brick kiln just next to ashiana which has still not shifted. Also i cannot see any facilities like water,power,drainage, etc facilities under development from GDA. In hindsight, all this makes me wonder whether it's a smart decision to take up a flat
My biggest concern is, there are no schools nearby. Also, builders in this area have paid a hefty development charge to GDA (highest in Ghaziabad), so infrastructure will happen, only question is when.
I think we can setup a site visit and meeting together after 2-3 months when summer is over. We can ask ashiana for very and force them to puruse for neccessary facilities.
Can anyone of you also invite ashiana guys in this blog, so that they can answer our common queries right over here. If anyone is interested, send them mail or call them. Any suggestions.
Wow! It is great to have this forum and to hear so many voices/concers and get different perspectives. I think these issues should be raised with Ashiana by all of us and APC's suggestion is worthy that somebody from Ashiana should be invited who can answer our queries
Hey All, Great idea to have a blog for all Ashiana (Palm Court) residents. I am in Tower P-5. Can anyone tell me, whether it would be feasible to travel to Connought Place by a vehicle, considering that the six lane highway after hindon river has come up.
I also received a letter from them alongwith photos of construction of 6 lane highway road and construction of flats. Has anyone recently visited the site. I am sure,the construction would be as per the brochure and the sapmple flat they showed us. I was assured of this by the banks also, as Ashiana seems to have a goodwill.

I had the chance to watch the coverage of Raj Nagar Extension on Delhi Aaj Tak on May 9. They had a panel of experts discussing property. I gave them a call and expressed my apprehensions about GDA's non-action in our area.
The panelists told me that there are a total of 15 builders involved in Raj Nagar Extension and there is no way that GDA can ignore them. They will be forced to provide basic amenities.
So, the problem doesn't seem that serious. Still the question is by when will GDA start its work in our area.
This is Bhanu. Glad to be part of the forum. I have a flat booked in P3; unit #116.
Sometime back I read a public notice on TOI having Ashiana as one of the builders in GDA's list of OVER DUE payers. Though most of the builders of the area were listed, wondering if the delay on part of builders will have an impact on development activities (to be) / being carried out by GDA.
Also, I concur with Gaurav's note that "2. As per the details shared at the time of booking Groud floor was not available while at actual site ground foor had been built. 3. At the time of booking the building was of 10 floor now it is going to be 14 floor with no intimation to the buyers." This does concern me and means for us to perform DUE DILIGENCE on all future deliverables of Ashiana and if possible perform an independent quality review.
Apart from lack of communication from Ashiana as part of overall project which includes changes to original plan, the payment schedule has been horribly ad-hoc requests, despatching demand note almost on the due dates (eg demand note written on 1 April, posted on April 16 and asking to pay on April 30 which reaches me in May) and on top of that charging interest! I have been sending emails to Ashiana folks regularly but does not seem to be working. Not sure if any one else staying overseas (I am resident of S'pore) has experianced this.
Grateful if the leaders of the forum could add these to the issue list while meeting the management of Ashiana (if any) planned in due time.

Sumit said... Hello APC I have also purchased a flat in P2-A909 so kindly add me in the list. I want to list here one of my concern for Ashiana. Few days back one of my after my recommendation visited Palm court. He saw construction quality was not up to mark. He showed the same to the engineer at site also by removing big cemented chunks from a boundary of a door with his hands. Engineer on site gave an excuse that this is corner so this will be the case.Then after further argument by my Friend he said sir the level of quality is like this only in flats.

1. Schools (There is only DPS, which I am not sure whether is the main DPS or something else. If there are no schools, least which I can expect is good rods so that school buses from Indrapuram can ply till our vicinity.)
2. Security-- specially for women and old age people.
3. Roads-- there should be good connectivity to NH-24, as that is the only recourse to reach Delhi-- Connought Place and other areas of central Delhi. Can't even think of taking the straight road to ISBT(Kashemere Gate) as the conditions in Transport Nagar will kill you.
4. Metro-- I was told, the nearest metro station would be just 2 kms from DPS, Ghaziabad. I do not know how far that is true.
5. Quality of Construction: I am not aware of this, but from what I can read in this blog, this is a big issue if Ashiana is compromising on the quality of construction. Frankly, a layman like me (non-technical person) will never get to know, whether it is good or bad. Thus someone experienced in this area should take up this issue with support from all of us, with the AShiana group. There quality in other Projects in Indirapuram is very good.
6. Common Issues: Water and Electricity.
But, overall, I am quite happy to have booked the flat with Ashiana, inspite of the issues addressed herein.

Idea of site visit is nice. Collective pressure should work. And we would need a lot of pressure to get things done faster, else anything can happen.

I have also purchased a flat in P2-A909 so kindly add me in the list.
I want to list here one of my concern for Ashiana.
Few days back one of my after my recommendation visited Palm court.
He saw construction quality was not up to mark. He showed the same to the engineer at site also by removing big cemented chunks from a boundary of a door with his hands.
Engineer on site gave an excuse that this is corner so this will be the case.Then after further argument by my Friend he said sir the level of quality is like this only in flats.

Hello APC,
I have purhcased a Flat in P1 Third Floor, Flat No 304.
Main Concern Areas are -
1. Delay in completion of P1 & P2 by 3-4 months where as the commitment was of Dec 09.
2. As per the details shared at the time of booking Groud floor was not available while at actual site ground foor had been built.
3. At the time of booking the building was of 10 floor now it is going to be 14 floor with no intimation to the buyers.
4. The quality of the project is very bad and not as per the standards of Ashiana and other projects done by the builder.
5. Electricity, Drinking water, connectivity etc.

Guess I am the only one in P-5 as of now amongst the members. Nevertheless, my main concerns are:
1. Schools (There is only DPS, which I am not sure whether is the main DPS or something else. If there are no schools, least which I can expect is good rods so that school buses from Indrapuram can ply till our vicinity.)
2. Security-- specially for women and old age people.
3. Roads-- there should be good connectivity to NH-24, as that is the only recourse to reach Delhi-- Connought Place and other areas of central Delhi. Can't even think of taking the straight road to ISBT(Kashemere Gate) as the conditions in Transport Nagar will kill you.
4. Metro-- I was told, the nearest metro station would be just 2 kms from DPS, Ghaziabad. I do not know how far that is true.
5. Quality of Construction: I am not aware of this, but from what I can read in this blog, this is a big issue if Ashiana is compromising on the quality of construction. Frankly, a layman like me (non-technical person) will never get to know, whether it is good or bad. Thus someone experienced in this area should take up this issue with support from all of us, with the AShiana group. There quality in other Projects in Indirapuram is very good.
6. Common Issues: Water and Electricity.
But, overall, I am quite happy to have booked the flat with Ashiana, inspite of the issues addressed herein.
